That was an excellently informative video. It lets you really know what to do in this economy to determine if you home is really worth the effort to want property over money. It’s those hidden liabilities that you really factor in at first when your thinking about these things. Your help has been greatly appriciated and in an easy to understand way.
This video was very helpful in allowing me to frame a situation that one of my friends is in. The checklist that Lee provides is awesome. I’m hoping he’s written a book on this subject. I’m pretty sure too many divorces drag on because of all the baggage carried from joint home ownership.
I never thought about it in this way before-it makes sense to divorce the house too instead of having things come back to bite you in the future if things go awry with the other persons finances. I especially like the idea of having it inspected again, see what things are about to need repairing or replacing. That could make a big difference about even wanting the house or not.
Very informative video that helps explain the traps when dealing with houses in divorce proceedings. Great advice to disconnect from the house and the spouse – including mortgage documents. It turns out the easiest option is to sell it and cash up and split the proceeds from the sale. Houses can have hidden liabilities for the spouse that keeps the house.
You are right, selling the house IS the right thing to do, but as you said emotions do get in the way. So, thanks for pointing out all the pitfalls that can arise. I mean, things do get messy and complicated (its divorce after all), but I would never have guessed that there are so many complications.

Thats good advice. I know two couples who recently got divorced and in both cases the house was the major point of contention. If they had just taken these steps, they would have gotten it all behind them in a fairly clean manner. Thanks. I wish you guys were in my area I could have used you a time or two.
Once again a very helpful and informative video. Most couple will fight over the house then eventually one gets the house but then ended up having more problem with the house (mortgage, repair and etc.). About the emotion getting the way, you are right. Its very hard to be part away especially if you live there for a long long time. But I guess if you are getting a divorce then there must not be that much of memories to look back into except for the kids.

I have to say, Lee made another video with excellent advice. Law aside, I believe it is best to sell the house if for nothing else than it represents a clean break from the past and both parties can split the gains/losses. The tip about the second title search is invaluable and I would recommend a similar strategy for any other shared assets that were financed or may be carried in both names.
Absolutely so true. It’s so much easier for both parties if the house just gets inspected, valued, and sold. The proceeds can be split, and the people can then just go on their way. It makes the division of property much easier, I’d say. These videos are super informative, and the fact that they’re in plain English and not “legalese” really helps.
That is the reason, I am not married. Nor do I plan, on getting married. Unless God changes my mind. For the fear, of getting a divorce.
Great advice from a very knowledgeable lawyer. This tip really opened my eyes about things you need to think about before filing divorce. I didn’t realize that keeping a house could add so many complications in a divorce. This was a really good piece of information. Keeping a home within a divorce can be a very dangerous thing. It is a great idea to just get rid of it and split what you make off of it. Like mentioned, it will of course hold memories, but you are leaving your marriage for a reason. It is definitely the safest and most logical thing to do. Switching it to one persons name would also be a bit messy and troublesome, so I honestly believe you should take the first bit of advice.
This video made me think about a thing I never considered before. Keeping an house is very dangerous in case of divorce: things like property contentions, rent problems, etc. would be points of hard contention. I’ve had personal experience with divorce and what it can do to each party’s financial positions. I found the part concerning the current financial crisis particularly interesting with some sage advice on how to act accordingly. This is an excellent video ! It really opened my eyes. The tips about checking your house before buying it out from you spouse could be very useful in some situations. Getting a men proper for finding all the things that need to be repaired can really lower the price of the house and save you a lot of money.

Do not assume anything, I like that, even more when you are buying not that small thing like a house. Business is business, no room from emotions there. But maybe the best solution would be to sell the house and split the money and the people can continue with their lives. Great video, great advice.
I really enjoy that you tell people to divorce the house first. People do not even think about that before deciding to sell the house. They are usually so enthralled in the act of the divorce and worrying about the economy that they do not realize they need to emotionally detach from the home as well. Excellent advice!
